Real estate bill set to ease home-buying process

The recently passed Real Estate (Regulation & Development) Bill, 2016, in the Rajya Sabha and the Lok Sabha, is set to ease the home-buying process. The bill has undergone several amendments and will be effective in bringing transparency and accountability in the real estate sector, thus increasing consumer confidence and benefiting the sector as a whole. The bill sets a firm foothold in the real estate sector and would be a foundation for this sector for many years to come. With the changing skylines in many cities, it takes within its ambit many factors, including development and redevelopment, thus paving the way for a smooth road ahead. It will impact the sector, positively at two levels—first at the micro level of homebuyers, and second at a macro level of the entire real estate sector. One Acre Farmhouse Policy in Delhi

Foreseeing the future of clustered living space in Delh - the economic and political centre of India, DDA in Master Plan Delhi (MPD) 2021 has introduced ONE ACRE FARMHOUSE/ COUNTRY HOMES policy. With this new policy DDA has reduced the minimum plot area for Farmhouse from 2.5 acre to 1 acre–vide S.O.NO - 1199 (E), on 10th May, 2013. Earlier only 1076 sq ft of build up area was allowed on a 2.5 acre plot (which was very unsatisfactory for Farm house lovers and Investors) – But with the new policy one can have up to 3 dwelling units of 4356 sq ft per Acre. Further, the Ministry of Urban Development has revised and regularized the farmhouse policy, now termed as LDRA (Low Density Residential Area). As per the new policy LDRA’s are permitted in the new zonal development plan in GREEN BELT areas of Delhi/NCR.
